What will it cost?

The question on everyone's mind when considering a new home is "home much will it cost?"

Most buyers considering a custom home, either own a home presently or have owned one in the past. You have compared it's sales price to the price of similar properties and adjusted for differences in size and amenities. However, quoting accurate pricing per square foot to produce a Custom Home is risky at best; this is because each house is not redesigned, but customized with custom features to meet your needs. Indeed the ability to create a one-of-a-kind residence is usually the reason a family wants to build a Custom Home in the first place.

Estimates on cost or manufacturing such a home will be based on builder's experience in working for other clients with similar needs. But actual costs of producing a truly Custom Home cannot be determined until all plans and specifications are completed.

Site Characteristics: A big square lot in the middle of a mass-grated subdivision is obviously the easiest type of building site to work with. Most Custom Home lots today are left in their natural state with builders situating the home in the mist of a much nicer setting, but at a far greater cost. Building on a hillside or a lot with varying topography and irregular slop may be expensive. The home may have several steps and retaining walls and the grading work needed can be extensive. Also, the driveway and utility service can be quite long and costly; yet the square footage of the home remained the same. Other conditions such as high clay content, hard rock, unsuitable percolation rates and a plethora of vegetation all add to the cost of construction, but not the square footage.

Interior Detailing and Fixtures: Imported and domestic stone, Travertine and tiles are certainly more expensive than most carpets. Brass fixtures cost more than chrome. Jenniar cost more than General Electric. Lighting, alarm systems, also wall and ceiling designs and textures. The size of the home may not be related to the quality of finishes used.

Construction Materials: When comparing the cost of one home versus another, you need to take into consideration the materials used in the framing of the home. Like the other areas this to has its variations. Wood framing using 2.4 studs, 2x6 studs, open framing or full sear walls, block or steel. There are also innovative materials such as green-building products which can increase the insulating R factor, strength and resist insect infestation.

Livable/Under roof areas: Discussions about price per square foot usually are based on the amount of livable or air conditioned areas of the home. However, the total area under roof including garages, overhangs, patios and porches are often times used by custom builders when stating cost per square foot. A six car garage and multi patio areas my vastly increase the owner's enjoyment of the home, but it also increases the overall cost per square foot of livable area.

The real price of building a home can only be determined when all plans and specifications are completed. Any costs given by a builder prior to these is only an estimate!
